Pool Ground Floor Office — Stayezy, Chithirapuram, Munnar

Complete MEP work for a 45 sq.m luxury office space located below a figure-8 infinity pool. The interior features dark marble walls, brushed gold accents, and warm LED lighting throughout. Floor and pump room are ready. We need to begin first-fix immediately.

Work Phases

6 phases from first fix to final handover

Floor ready, pump room done. Begin immediately.

Electrical Rough-In

  • ▶Run concealed PVC conduit (20mm) in all walls and ceiling for every point
  • ▶Pull cables: 4 sq.mm for AC/pump, 2.5 sq.mm for sockets, 1.5 sq.mm for lights
  • ▶Run Cat6 cable for 4 data points and 3 CCTV cameras
  • ▶Install 40 GI mounting boxes at all switch and socket locations
  • ▶Route conduits from DB board (back wall behind reception) to every point
  • ▶Mark all 11 pendant hook points on ceiling slab
  • ▶Mark all 24 downlight positions on ceiling slab

Plumbing Rough-In

  • ▶Cold water supply lines to both WCs (left + right on back wall)
  • ▶Hot water supply to both basins (if instant heater planned)
  • ▶Install concealed cistern frames for 2 wall-mounted WCs
  • ▶Run 110mm soil pipe along back wall connecting both WCs to main soil stack
  • ▶Run 50mm waste pipes for 2 basins with P-trap
  • ▶Install 2 floor drains with traps
  • ▶Isolation valves for each WC
  • ▶All drain pipes minimum 1:40 slope

Glass Door Track Recesses

  • ▶Get exact bottom track dimensions from glass vendor
  • ▶Set 6 track recesses in floor before any tiling
  • ▶Bay widths: 3340, 4160, 2730, 2330, 3450, 2380 mm

AC Piping

  • ▶Copper piping for 2 ACs: reception (2 ton) + manager (1.5 ton)
  • ▶AC condensate drain to nearest drain point
  • ▶Insulate all copper pipes
Critical Notes

Electrician and plumber coordinate — both share the back wall

LED strip channels plan now, install in Phase 3

No plastering or tiling until rough-in verified and photographed

Scope of Work

  • ▶Build WC partition walls — both 2700 × 1200mm on back wall
  • ▶Waterproofing both WC floors and walls (Dr. Fixit or equivalent)
  • ▶Water ponding test 24 hours — zero leaks before proceeding
  • ▶Plaster and render all walls
  • ▶Manager cabin partition if required
  • ▶Verify all conduit and pipe positions before closing walls

Ceiling Framework

  • ▶GI frame for false ceiling all areas
  • ▶Cutouts for 24 downlight positions
  • ▶Zones for wood slat panel mounting

Second Fix Electrical

  • ▶Pull all wiring through conduits
  • ▶Install LED strip aluminium channels with diffusers: Reception ceiling cove (~6m), Manager ceiling cove (~4m), Reception back wall logo (~3m), Reception desk underside (~3.5m), Manager shelves (2 runs ~6m), Manager desk underside (~2m), WC left mirror+vanity+niche (3 runs), WC right mirror+vanity+niche (3 runs)
  • ▶Install 6 LED drivers behind ceiling (1 per zone)
  • ▶Wire all switch/socket boxes
  • ▶Wire CCTV Cat6 to cameras and NVR
Critical Notes

LED channels MUST install now. Cannot add after gypsum board closes ceiling.

Scope of Work

  • ▶Dark marble flooring throughout (leave glass track recesses clean)
  • ▶WC wall marble/tiles — full dark marble
  • ▶Reception back wall marble cladding
  • ▶Manager cabin marble cladding
  • ▶Vanity counter marble with basin cutout both WCs
  • ▶Grout and polish
  • ▶Verify glass door track recesses unobstructed
Critical Notes

Order marble from same lot for consistent veining. Lead time 2–4 weeks — order during Phase 1.

Carpentry

  • ▶Wood slat paneling reception back wall
  • ▶Wood slat storage cabinets both WCs
  • ▶Reception counter (dark marble + gold wave accent)
  • ▶Manager desk (dark marble + gold legs)
  • ▶Backlit display shelves manager cabin

Glass Doors

  • ▶Install tracks, panels, hardware for all 6 bays
  • ▶4 curved + 2 straight, total 18.39m
  • ▶Seal and weatherproof all joints

Metalwork

  • ▶Gold accent trim on reception counter
  • ▶Gold vanity fronts both WCs
  • ▶Gold accent on manager desk
  • ▶Stayezy logo letters (gold, backlit)

Electrical Final Fix

  • ▶Close ceiling with gypsum + paint
  • ▶Install 11 pendant lights
  • ▶Install 24 downlights
  • ▶Connect and test 12 LED strip runs
  • ▶Install all switches and sockets: 2× 4-gang black, 3× 2-gang black, 2× 1-gang exhaust black, 1× 1-gang white pump, 2× dimmer black, 1× master switch black, 2× USB-C module black, 6× 5A twin black, 1× 5A single black, 1× 5A twin white, 2× 5A IP44 white, 3× 15A black, 2× 15A IP44 white, 2× 16A weatherproof grey, 4× RJ45 Cat6 black, 2× 20A DP isolator
  • ▶Install DB board with labelled MCBs
  • ▶Install 3 CCTV cameras + NVR
  • ▶Install 2 exhaust fans (150mm IP44)
  • ▶Install 2 smoke detectors + 1 emergency light + doorbell
  • ▶Test all circuits, dimmers, master switch
  • ▶Earthing test + RCCB trip test

Plumbing Final Fix

  • ▶Install 2 wall-mounted WCs + concealed flush plates
  • ▶Install 2 basins with mixer taps (black/gold finish)
  • ▶Connect and test all supply lines
  • ▶Flow test and leak check
  • ▶Install LED-backlit mirrors both WCs
  • ▶Install accessories (towel rail, soap dispenser — black/gold)

Final

  • ▶Install Stayezy logo with LED backlight
  • ▶Install AC indoor units and commission
  • ▶Furniture, plants, decor
  • ▶Final clean and handover
